There are many good budget guest houses in Chiang Mai. They are generally clean, quiet, comfortable and friendly. Most of the popular ones are located around the eastern side of the old city moat, near Thapae Gate. From there, you’re in between the old town and the new town, and can easily walk to most of the interesting places within town. These are popular among Western backpackers and also Asian tourists who carry luggage bags. The room rates tend to vary depending on whether it’s peak tourist season or not.

  • Julie Guesthouse, 7/1 Soi 5 Phra Pokklao Rd. Tel: 053-274355

Great choice for backpackers. They have a nice chill-out garden for travellers to meet. Clean basic rooms with fans and own bathrooms. The better rooms are in the new building. Cost about 200+ baht. Dorms are available too.

  • Nice Apartment, 15 Soi 1, Ratchadamnern Rd. Tel: 053-210552

My fav for value for money. They have basic fan and air-con rooms that are not very pretty, but they are comfortable. Air-con rooms are at about 300+ baht per night. All rooms come with own hot shower, cable TV and fridge. The toilet/bath room is rather small though. Towels are provided. Great central location in the old city near Thapae Gate.

  • Waterwell Apartment, Soi 1, Ratchadamnern Rd. Tel: 053-215809

Directly opposite Nice Apartment, this place is newer (about 2 or 3 years), has larger rooms and bathrooms, but is also more expensive. Comes with almost the same amenities too except the fridge. That will cost about 50 baht extra. Room rates are in the 400+ baht range.

  • Your House, 8 Soi 2, Ratchawithi Rd. Tel: 053-217492

Located in the old town. Choice of either the old teak house with big airy rooms and shared bathroom, or the modern building just opposite with rooms that come with own bathrooms. Price range: 100+ to 500 baht.

  • Baan Jong Come Guesthouse, 47 Thapae Rd Soi 4. Tel: 053-274823

Very clean basic rooms with private bathrooms. Has a courtyard and garden too. Choice of fan or air-con. Price range from 200-500 baht.

You may want to call and book your rooms before arrival as some of these guesthouses can be pretty packed during tourist peak seasons. Call them during the day in Thailand, as many of the offices close after dark.
